Two affordable senior housing communities in Modesto held their grand reopening on Wednesday after tens of millions of dollars in renovations.
The big picture: Retirement Housing Foundation reopened Marple Manor and Ralston Tower in Modesto.
- The projects recently underwent $30 million in major renovations.
Why it matters: Marple Manor has 145 affordable apartments for seniors, while Ralston Tower has 178.
- Both communities offer studio and one-bedroom apartments and have on-site supportive services to low-income seniors.
- Seniors must be at least 62 years old and have incomes between 30% and 60% of the area median income.
How it happened: Marple Manor received a $17.25 million equity investment from UnitedHealth Group and the National Affordable Housing Trust.
- Ralston Tower received a $12.75 million investment from Wells Fargo.
- The California Tax Credit Allocation Committee and the City of Modesto Community and Economic Development Department also partnered on the project.
Go deeper: Renovations at both properties, which was the first major rehabilitation since they were constructed over 40 years ago, include new electrical, plumbing and air conditioning-heating systems.
- Every single apartment also received updated kitchens and bathrooms with new cabinetry, appliances, flooring, ceiling fans and window blinds.
- Common areas also were renovated, including community rooms, laundry facilities, libraries, computer rooms, fitness rooms and wellness centers.
- The exteriors of the communities also were updated with repairs, painting, freshly paved parking lots, a new security system and redesigned community spaces, picnic areas and gardens.
